Possibly the most important aspect to distinguish between which properties can be successfully enhanced using this technology is the basic features of the place. Whilst it is usually possible to improve the presentation for most places, those that come up best have good basic features that can be highlighted and those with built in potential will always give better results than one that doesn't irrespective of how it now looks. To bring a poorer place up to the tops may need a bit more money spent to achieve the same benefits but they are often cheaper to compensate as their potential is harder to see so less will see it.
For example here is a little plain Jane with a blank front, loads of rubbish in front and front fence falling down, dead rusty trailers and a caravan all detracting from an overgrown yard, just about everything is wrong, rusty iron roof, guttering falling off, paint well and truly pealing, daggy pine tree in the wrong place and side yard totally overgrown, very little appeal to commend it. Not much that can be done with it you might say but here is what one Artist did for it in an Electronic Makeover to release its potential to be pleasingly attractive and desirable. A great opportunity for a young couple with energy or an investor to makeover and quickly add value and sell for a profit.

Probably the biggest benefit that several slides would give the new owner options and save time and money. It also gives them the opportunity to try different combinations to see exactly what does work and what doesn't work for the place and then how it will look when finished so we get it right the first time for minimum cost and time, so it is a real benefit for the purchaser to be able to come back and do additional modeling adding their ideas before starting any work, even down to garden design and colours.

These Electronic Make Overs can look totally realistic and beautiful and the designs are only limited to the imagination. The whole purpose of these presentations is to focus peoples attention and mind on to what they can do with the property other than the horrible mess it is in just now.
By visualising the future image potential purchasers can more readily see the extra value in this property and closing the sale is now up to you.
It doesn't always have to cost a lot of money to make a big difference, a simple make over can change the whole appearance as the likes of Backyard Blitz proves every time. The big problem dealing with the general public is that so many people just can't comprehend the potential in their mind until they actually see the end result and now we have a tool that they can now through our artists visually see it completed and fully appreciate the potential that is hidden away just waiting, begging to be released and allowing people to see how they can simply add real value to the place making it good value at it's present price and giving the agent a new sales tool to actually show that in a way not previously available. For some situations a simple sketch is what is needed and this is a simple design for the back yard above as designed by another designer.

On the other hand some people find it helpful to see a more graphic plan that is simple yet graphically presented again like they do in Back Yard Blitz
Yet another alternative could be a Pen and Ink Artists Sketch for very proud or landmark places can often do more than photos to make a place really stand out from the crowded pages of advertisements or hanging prominently in the hallway as you enter.

If we now turn our attention to how some interior photos can be real negatives and when people are shown a place in the flesh they are instantly put off where as by showing someone the as is now photograph, then its potential value after the makeover slide they can then visually see how they can simply and reasonably cheaply (a coat of paint and interior decorations) can add a huge potential value to the property. So many people who just don't have a capacity to visualise something until they can see it and then say yes that's what I like be it a kitchen, a bedroom, living room, a renovation, colour scheme or whatever. This tool is designed to open up buyers that simply would not normally be potential buyers for that place to actually visualise the added potential. It has been suggested that there is an interesting market for people who have been forced to retire before they are at retirement age, with redundancy payments in the bank to be candidates for these good buys, value add by makeovers and quickly resell at a profit.
Here is an example of a cluttered Living Room like we see in so many older homes with slides before then after a simple make over by our interior decorator so a client can be shown the potential to add considerable value to a place in reasonably good and sound condition without spending huge dollars. Part of this selling method means that before they go out to see the place they are already preconditioned to how it looks now but will be curious because they can also actually see the image after the makeover and envision either living there or adding value to resell.

I think the two slides do enough talking to see the release of potential, value, appeal or whatever you want to call it and if used properly should give the agent a better closing ratio with happier purchasers and happier vendors not to mention the potential for purchasers who want to buy for a quick makeover and quick value added sale.
